KB Home currently offers three Valencia collections spanning a broad middle range of sizes, from compact three-bedroom plans to larger four-bedroom homes.
From the upper $600,000s
Iris sits in an appealing middle ground for buyers who want newer construction without moving into the larger, higher-priced collections. Its plans offer a practical footprint with room for growing households or flexible work-from-home space.
From the mid $700,000s
Poppy is one of the more compact current offerings at Valencia, with three-bedroom plans designed for buyers who value new construction, community amenities and efficient use of space over maximum square footage.

Quinn is the larger of KB Home's current Valencia collections, giving buyers four-bedroom layouts and substantially more interior space while remaining below the largest luxury collections in the master plan.

Wren is the smaller and more attainable of Tri Pointe's current Valencia offerings, with three-story plans designed around modern living and access to the larger FivePoint amenity network.

Lark steps up in size with elevated three-story homes, bonus/loft space and covered outdoor areas on select designs, making it a strong comparison for buyers also considering Quinn, Sutton or Sunstone.
Skylar II represents the luxury end of the current FivePoint lineup, with the largest current homes and a distinctly higher price tier.

Skylar II offers expansive two-story single-family homes with luxury finishes, personalization options and select homesites positioned for community or hillside views. Toll Brothers currently shows a limited number of quick move-in homes, so this collection is more availability-sensitive than many of the larger-volume communities.
Because builder inventory can change quickly at this stage, buyers interested in Skylar II should verify the exact homes still available before relying on an older online count.
