Valencia

Valencia by FivePoint is the major new expansion of the Valencia master-planned community in the Santa Clarita Valley. Located west of Interstate 5 and south of State Route 126, the community is being built as a long-term mix of neighborhoods, parks, trails, open space, employment areas, shops, restaurants and public gathering places rather than as a single subdivision.

The land was historically known as Newhall Ranch. FivePoint's long-range plan calls for approximately 21,000 homes, about 11.5 million square feet of commercial space and roughly 10,000 acres of permanently protected open space. Confluence is the first village within that much larger vision, so what buyers see today represents only the beginning of the planned community.

Homes range from attached and lower-maintenance designs to large detached residences, with current collections from Lennar, KB Home, Richmond American Homes, Tri Pointe Homes and Toll Brothers. That variety makes Valencia unusual among Southern California new-home communities: buyers can compare multiple builders, price points and home styles without leaving the master plan.

One of Valencia by FivePoint's strongest lifestyle ideas is that residents are not limited to a single neighborhood pool or pocket park. The master association operates multiple resident amenities, with paths and greenways designed to help connect them as the community grows.

Verve Park adds open lawns, a children's playground and outdoor fitness space, while Eastlink functions as a linear greenway for walking and neighborhood mobility. Vantage Park is planned as another resident park, and Valencia currently identifies it as coming in late 2026. Riparian Park, an LA County park within the community, is public rather than resident-only.

Santa Clarita Valley

Valencia by FivePoint is served by established Santa Clarita Valley school systems. Current community information identifies the Newhall and Saugus Union school districts for elementary grades and the William S. Hart Union High School District for junior-high and high-school students.

School assignments depend on the home's location and district boundaries can change as the community grows. Buyers should verify the current assigned schools directly with the applicable district before making a purchase decision.

Location & Access

The current entrance to Valencia by FivePoint is just west of Interstate 5 near Magic Mountain Parkway and Navigation Avenue. That places the community close to established Valencia shopping, dining and entertainment while still giving the new neighborhoods their own distinct setting on the west side of the freeway.

Interstate 5 provides the primary regional connection toward the San Fernando Valley and greater Los Angeles. FivePoint also plans a future connection to State Route 126, although the developer notes that the connection remains years away and depends on the pace of community buildout.

Understand the Community Details

Valencia by FivePoint has a Master Homeowners Association that operates resident parks, pools, gathering spaces and community programming. HOA costs vary by home, and some attached or lower-maintenance neighborhoods can also have sub-association dues or additional fees.

New-construction pricing, builder incentives, lot premiums, solar arrangements, HOA dues, special taxes, closing costs and included features can change quickly. A builder's sales representative works for the builder, so buyers may want independent representation when comparing communities, contracts, financing choices and the total cost of ownership.
